Why is it so expensive on the Costa Tropical, not only in the summer but off season as well?You could be spending something like 2,000 euros a week on some place on the Costa Tropical in July and August?
Once upon a time the Costa Granadina, as it was known 40 years back, was cheap compared with Málaga but now it seems to be equalling it, except for Marbella, of course.
The Tecnitasa Group published a report (2026 Coastal Rental Report) that reflects this phenomenon on Costa Tropical and indicates rentals have risen by more than 8% compared with summer 2025. The national average rental increases is only 6.5%, by the way.
OK, let’s not go back 40 years because that is arguably irrelevant, but rather to only 2020 (bear in mind it was the year of the Covid shutdown). A 90 sq/m flat on Playa Granada in Motril cost 700 euros. This year you would be hard fetched to find one of that size, or slightly smaller, for less that 1,700 euros per week. Let’s digest that; a jump of 1,000 euros, which is almost a 60% increase.
Of course, Playa Granada is not the exception because next to it on Playa de Poniente, it jumped from 500 to 1,200 for a 90 sq/m flat.
But Motril is not where your pocket will get fleeced the most because Almuñécar takes the biscuit. Velilla apartments (80 sq/m) will set you back 1,900 a week in some cases. At the other side of town, on San Cristóbal, it lower at around 1,600 euros per week.
Surprisingly, La Herradura, is cheaper (1,300 euros per week). We say surprisingly because the village has a little more class than Almuñécar, many would consider.
Salobreña? Well, Salomar would cost you 1,500 euros per week for a 90 sq/m. Torrenueva Costa
You really have to strike out east along the coast to Castell de Ferro to find cheaper summer rental, although prices there have also rocketed: a 70 sq/m flat in the Cambriles are costs approximately 1,200 p/w. However, Torrenueva Costa is the cheapest on the coast at 850 euros per week, according to the Tecnitasa report
Finally, to round off the coast, in Torrenueva Costa, the price of vacation rentals remains at 850 euros, making it the lowest in the entire province, according to the Tecnitasa report.
So a reasonable question is to ask why and is it because of a shortage of rental accommodation? Ridiculous? Nope. The Junta has been tightening renting property out as holiday lets, with all sorts of requirement that are far from fixed: it says you must do this, you spend the money complying and then it turns around and says the change was unnecessary.
However, perhaps these regulations, arguably at the behest of the hotel sector who don’t like the competition, could be pushing more people to move into the ‘black economy and cash under the table.’ Hacienda scans websites looking for rental offers to check them against their list and they also drive around towns look for “Se Alquila” signs hanging from balconies, so it’s word of mouth or giving the block janitor a cut if somebody comes round asking if there is somewhere to rent in the block… still tricky, mind.
As we mentioned at the beginning, Marbella (Puerto Banus) is the much more expensive than anywhere on the Costa Tropical; in fact it’s the most expensive place in the whole of Spain, where a 110 sq/m flat would cost you 3,800 per week.
