On the 2nd of February 2016, the Junta de Andalucía approved the Royal Decree regulating the touristic properties located in Andalucía, stating that they will now all need to be legally registered and comply with certain requirements.
The final version of the Royal Decree has not yet been published officially, so we are waiting to know exactly what these requirements will be, but the initial proposal included the following:
- Have the correct property license (licencia de ocupación).
- Bedrooms must have direct ventilation from the outside or to uncovered patios, as well as some mechanism to block out light (curtains, Persian blinds…).
- Properties must have furniture and all the equipment necessary for immediate use according to the number of occupants and in perfect maintenance state and hygiene.
- Fixed air-conditioning in the bedrooms and lounges. If the rental period covers October to April, the property must also have a heating system capable of maintaining an ambient temperature of 19 degrees.
- First aid kit and fire extinguisher.
- Provide tourist information of the area, recreational zones, restaurants and coffee shops, food stores and shops, parking, medical services, urban transport, map of the town, tourist information of the city and a guide to shows.
- Properties must have a complaint form available for the users in an adequate place in the villa.
- Cleaning before and after the clients.
- Bed linen and tableware according to the maximum number of occupants in the house, as well as a spare set.
- Assistance and maintenance service, as well as giving the clients a telephone number that should be visible in the property to assist and resolve immediately any incident relating to the property.
- Have the instruction manuals available for the clients correct use.
- Free internet Access.
- The Price must include all of the utilities, as well as cleaning and linen fees.
The time frame in which to Register the property is of three months from the publication of the Royal Decree and one year to comply with all of the requirements.
As we mentioned before, these were the ideas and time frames included in the initial proposal, subject to change on the final version, but we doubt many will suffer any variation.
As soon as the Royal Decree is published, we will inform you of the measures required to take in order to comply with the official regulations.
