We often give Almuñécar Mayor, Juan José Ruiz Joya, a hard time, but when he does something right, we have to give him credit for it, which is only fair.
Well, that moment hasn’t come… Nah, just joking! The Mayor has just signed an agreement with VISOGSA giving them a building licence for 60 subsidised rental dwellings.

VISOGSA is a public company belonging to the Granada Provincial Council that handles VPOs (Viviviendas de Protección Oficial; i.e., subsidised housing). Almost always, these dwellings are for purchase but there is no way young people nowadays can buy even VPOs, so the change to rentals is a positive one.
The Mayor said, “With the final license in hand, work can begin now. We are taking a historic step with truly affordable housing for young people and families, and adding more public parking spaces where they are most needed.”
He added, “this complex is part of the municipal, housing-access strategy, which includes the rental assistance programme for young people, with up to 2,400 euros per year—up to 75% of the rent—and more than 140 expected hopefuls.”
The project will be carried out on a municipal plot of nearly 4,000 sq/m, located on Calle Hurtado de Mendoza, leased to VISOGSA for 70 years. The project includes a five-story building above ground and two below ground, with common areas and communal spaces such as a swimming pool, gym, auditorium, playroom, laundry room, reading room, gardens, and playgrounds.
The residential complex will feature six, one-bedroom apartments, 49 two-bedroom apartments, and five, three-bedroom apartments, three of which are adapted for people with disabilities.
Rents will range between €340 and €550 per month, including a parking space and storage room. In addition, 163 parking spaces will be provided—60 linked to the apartments, four to the administrative building, and 99 for public use—and 67 storage rooms (60 protected and 7 unoccupied).
Councilor for Urban Planning, Javier García, said “The construction of 99 public parking spaces will alleviate pressure on the area.”
The budget amounts to €12.35 million and is funded by the Vive en Andalucía 2020–2030 Plan (€1.34 million) and the European Union’s Recovery, Transformation, and Resilience Plan – Next-Generation (€1.91 million).
